Right after the briefing, we develop a set of drawings reflecting the ideas discussed and your needs. By assimilating every fragment of the brief, understanding it substantially, exploring and discussing every possibility regarding each space and material, our team comes up with exceptional design solutions. We prepare and submit the planning application on your behalf, and we work closely with the Local Authorities in collaboration throughout the process to overcome the challenges that might arise. Our knowledge of and experience in planning legislation processes let us deal with the complex applications on complicated sites such as listed buildings and conservation areas.
Initial Site Consultation
Studio 20 Architecture offers a free site consultation! The first meeting is to have a little chat about your project and to understand your needs so that our team can deliver our service in the best way that fits you. This meeting could take place anywhere, either your place or over the phone. We understand that time is very important. Therefore, we would like to use every single opportunity as much as we could get to know each other, align your needs with our service, and move forward quickly.
Once planning approval is received, we produce a set of detailed Building Regulation Drawings in preparation for the construction works. We also work in collaboration with Building Control to ensure the scheme developed is aligned with the current legislation. During delivering this service, we will assist you in appointing other consultants we work with such as Structural Engineers and Party Wall Surveyors.
For the pre-construction phase, we create a tender pack. In this phase, all materials and finishes will be specified internally. We will also give you assistance to choose the right kitchen/bi-folding doors / skylights /flooring /lighting/sanitary ware and appliances which are price-competitive. Then, an external tender pack is prepared by us in order to evaluate your needs externally and so that we can include all the items required for your building project.
After we prepare the internal and external tender packs, we send the finalized versions to our network of proficient principal contractors, who have proven track records with us. We undertake reference checks and insurance policies on new contractors. Later, we unite the appointed principal contractor and our client by setting up a meeting for the signing of the contract for the build phase.
In the final phase, we conduct the building contract to practical completion and keep the appointed principal contractor informed with further information whenever it is required. We assess the information provided by the contractor and specialists to be sure that every element is meeting the budget agreed in the contract. By doing so, we offer you a stress-free project that meets the deadlines and your budget requirements.
